When it comes to entry and exit, Automatic Doors are an essential item in your business whether you have interior or exterior doors. If for any reason your automatic doors are not working properly, you have a big problem on your hands!


The failure of an automatic door to operate can result in problems that are related to more than just entry and exit, it can also be a factor in increasing your energy bill if the door isn't shutting properly ie. increased heating cost due to uncontrollable temperature. Even with the best maintenance, your doors may eventually require replacement. The challenge most facility managers face is finding the balance: is it best to repair the existing door(s) or is it time to invest in a new system? Wait too long and the cost of repairs and maintenance can be excessive. Replace too soon and the work may have been for nothing resulting in wasted money. Making the correct 'Repair or Replace' decision requires an understanding of the condition of your door elements.


You can develop this understanding by examining these few key factors:

  1. Door Damage: Has the door been damaged in any way? Although designed for reliability and robustness to last years even decades, if enough damage is done it may be more economical to replace it!

  2. Malfunctioning Regularly: Does your door seem to malfunction more regularly and need repairs more often? This is a sign it could be time for a new door.

  3. Expensive Replacement Parts: If the replacement parts needed to fix your door are not easily accessible or costly, this may be another sign that a replacement door is more economical.

  4. Safety Standards: Have any safety standards been updated or changed? Are there any new building codes which need compliance? If so, then it is time to evaluate if your existing door is still relevant to your business. Whilst your doors need to operate at their peak, they also need to adhere to safety codes.

  5. First Impressions: What are the first impressions you are giving to people who enter your building? If it's no longer up to par with your expectations, you may need a new look to meet your desired aesthetic.

  6. Sensors: Check the sensors are functioning properly by walking towards the door at a moderate pace. The door should slide open smoothly once it has sensed your presence and stop without impact. After ensuring the door opens smoothly, remove yourself from the sensors range and ensure the door remains open for a moment and then smoothly closes.

  7. Closing Rate: Check that the doors are not closing too rapidly. The doors should close at an even pace and should become noticeably slower before closing without impact.

  8. Door Hardware: Check the door panels for broken or cracked glass and make sure an 'emergency push open' sign, as well as 'caution automatic door' sign are properly displayed.

  9. Mats: Doors should open freely without getting caught or being impacted by the mat. A mat should be nearly as wide as the door opening allowing 12.5cm of room on either side.

  10. Clearance: The door area should be free from merchandise displays or other attractions where people could congregate and get hit by the door. The door will sense these items/displays and will remain open.

  11. Keep up with the weather: Keep on top of inclement weather and any issues it may cause. Be sure the floor guides are kept cleaned and free of any debris that could prevent the door from sliding. Sensors need to remain clean otherwise the door may remain open, fail to open or react erratically. All of which can be a safety concern.
